Staff Safety for Property Management Portfolios | Apartment Guardian
Property Management Portfolios

One decision.
Every property.
Every person.

Every portfolio has that one property — the one where you know the staff faces more risk than anywhere else. That's where most operators start. In our independent survey, nearly half of affordable and subsidized housing staff reported a safety incident in the past 12 months. One button. Direct to 911. No call center.

How It Works

Simple. Reliable. Purpose-built
for property management.

No IT integration. Simple dashboard to manage contacts and view incident logs. No call center between your people and help.

1
One Button Press

Your leasing agent presses a single button on their PanicTap device — no unlock screen, no passcode, no app to navigate. Under duress, fine motor skills degrade. One button is the only option that works.

2
Direct to 911

The call connects directly to emergency services with your property address pre-loaded. No call center. No monitoring service. No third party between your employee and help. The fastest possible path.

3
Onsite Team Alerted

Simultaneously, other onsite staff are alerted so help arrives from two directions at once. Emergency services and a colleague — not one or the other. That redundancy is what makes the difference.

2026 Multifamily Staff Wellbeing Survey

What 400 property management
professionals told us

Apartment Guardian commissioned an independent third-party survey of 400 onsite multifamily property management professionals. Respondents were not told the survey was commissioned by a safety device company.

94%
of female leasing agents say they would feel better with a personal emergency device that connects directly to 911
60%
have thought about or avoided job duties in the past 3 months due to safety concerns
52%
say feeling safe at work significantly influences their decision to stay in their role
What Our Customers Say

Operators who've made the call

95% of our clients renew every year. We're still serving clients from our very first year in business.

We have been using Apartment Guardian for a couple of years now and in all reality, you hope that no one ever has to use the device, but we actually had an instance where it was utilized and it worked as designed and local emergency personnel responded.

Bob Kohlman
VP, BRG Apartments

Personal safety is a top priority at JMG and these 911 devices are made available to the personnel in my portfolio for use when showing apartments and walking the property and vacant units.

Jean Woodworth

Our staff is now equipped with Apartment Guardian! Thank you! I hope we never need it though.

California SB 553

Effective January 2026
Washington HB 1524

Requires employers of isolated employees to provide a panic button. Failing to provide one is classified as an unfair labor practice. If you have Washington properties, this applies to you.

Coming Nationally
Federal OSHA Standard

Over 100 workplace violence bills have been introduced in 27 states. A federal standard is in development. Operators who build a compliant program now won't be scrambling when the next law drops.

Have a question?
Email me directly.

I've been CEO of Apartment Guardian for nearly six years, and I personally oversee every portfolio relationship we have. When a new operator reaches out, they hear from me — not a sales rep, not an automated sequence. If you have a question about how this works, whether it's the right fit for your portfolio, or you just want to talk through what you're seeing on your properties, send me an email. I read every one.

We've been protecting multifamily property management staff since 2012. Our 95% annual renewal rate isn't a marketing stat — it's what happens when operators find something that actually works for their people.
